Terms & Conditions
The (“Guest”) authorizes Hope Springs Resort to charge my credit card for all charges for the room(s) being provided hereunder, all applicable taxes, fees and charges, cancellation and damage fees, and such other and further charges related to Guest’s stay and/or use of the amenities and services at the Hotel.Being the undersigned (“Guest”), I hereby agree that:
1. Maximum room occupancy for each room is 2 people. No exceptions. We do not allow air mattresses, or other bedding to be brought in. The fire code prohibits more than two occupants per room.
2. All guests must be 21 years of age or older to have access to the hotel and spa. Anyone requesting under 21, must have prior written approval by the Hotel.
3. CHECK-IN is no earlier than 3PM on your day of arrival. For early CHECK-IN prior to an hour before, please contact the hotel and receive prior permission. Early CHECK-IN may require a fee of $40 depending on availability.
4. CHECK-OUT is on or before 11 AM. Check-out is defined as completely off the Property with all towels and robes placed in your room. The entire 28-hour window between CHECK-OUT and CHECK-IN is needed to adequately clean & prepare the room/property for the next guest. Out of respect for our housekeeping staff and newly arriving guests we ask that you adhere to our arrival/departure times. If you fail to be completely out by 11 AM without prior approval, you will be charged $75. Special arrangements must be made ahead of time to be sure that a longer stay will not pose a problem. Please understand this is not meant to be an inconvenience, but to ensure that everyone has the same opportunity to enjoy their stay at this Property.
5. Guest agrees to accept the Property upon arrival, provided the Property substantially meets the basic description(s) as described on our website.
6. Guest agrees to keep the Property in good condition, and upon departure, the Property will be left in good and habitable condition. Any damage to furnishings, fixtures, or furniture or other notable conditions found upon arrival will be reported to Hope Springs Resort within two (2) hours of arrival for examination and documentation.
7. Hope Springs Resort provides our guests with furniture, fixtures, glassware, linens, towels, robes, bathroom amenities, and an equipped kitchen (rooms 1, 4, 6, and 8). It is the responsibility of the guest(s) to return towels, robes, and any furniture that was moved to its original position.
8. We reserve the right to charge your credit card for any missing and/or damaged items. Guests shall be responsible for all damage, breakage and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by Hope Springs Resort in its sole discretion) which may result from guest’s occupancy. Guest agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon departure as at the time of CHECK-IN. Guests understand and agree to not flush anything down the toilet other than toilet paper. Guest understands that the Property will be inspected prior to guest’s arrival and upon guest’s departure. You acknowledge any loss and/or damage to the Property will result in a charge or charges for repair and/or replacement value. All robes, towels and room utensils must be in the room at time of check-out. Any spillage on bedding, or linens that require specialty cleaning (coffee, tea, red wine, turmeric, make-up, ink, etc.) will be assessed a $40 cleaning fee.
9. Actions by guest and/or guests that result in neighbor complaints or Police being called to the Property will result in a $250 charge. If the Police are called out a second time, guest and/or guests may be immediately evicted. Guest shall be liable for all costs incurred by Hope Springs Resort because of the breach of this section.
10. Hope Springs Resort is not responsible for personal property left in the room or otherwise lost, damaged or stolen on property including but not limited to vehicles. The safety and security of Guest’s personal property is entirely and solely the responsibility of Guest and not that of Hope Springs Resort during their time on property. Guest accepts full and sole responsibility and liability concerning any personal property which is handled and/or stored because of Guest’s failure to remove from the room by the CHECK-OUT time. In the event you would like us to return any forgotten item(s) to you, we are happy to do so. A $20 handling fee +shipping costs (TBD). We will advise you of shipping costs at the time of identifying and confirming items.
11. While Hope Springs Resort will strive to ensure the safety of my items if left on property or left unattended, I understand my items are my responsibility, and not theirs. I accept full and sole responsibility for any loss or damage to any property during its shipping, handling and/or storage.
12. A $500 cleaning fee will be charged against my credit card if anyone smokes or that there is any evidence of smoke such as smell, ashes, burn marks etc. in any part of the guest room. There is a designated smoking area on the hotel grounds. This includes vaping, and cannabis consumption. Guests are required to use these designated areas.
13. No one at the hotel including but not limited to – Management, Members, Employees / Staff, is responsible for accident/injury to guests or damage to vehicles while on Hope Springs Resort premises.
14. NO GLASSWARE in or near the pool or spa area. There are pool-safe glasses (metal cups) provided for outdoor use. NO exceptions. If you break a glass in or near the pool area, you will be charged the fee for draining the pool and any subsequent fees from closing the pool.
15. We offer internet for free but make no guarantee that it will be in effect or a strong signal. We do our best to offer internet strong enough for business use as well as streaming services. We are subject to the signal strength that Spectrum can provide.
16. Guest/s understand and agree that there is no lifeguard or supervision on property therefore the use of the water features, grounds, walkways, kitchens and surrounding areas is the sole responsibility of the guest to discern during their stay. If there is an emergency, call 911. Guests understand and acknowledge that considering there are pools on site, that surface ways may be slippery when wet. Guests are to be mindful that there is a considerable amount of glass doors on the property, and to watch that doors are either open or closed. The hotel shall not be liable for walking into glass, and any injury because of negligence, accident, or lack of attention to whether doors are open or closed.
17. Cancellation policy: If you need to change or cancel your room reservation or CHECK-OUT early, we require a 14-day cancellation notice and will charge you the full amount for your reservation if less than 14 days. We are mindful of emergencies and health issues necessitating a cancellation and will work with you to take a credit for a future reservation should you need to cancel outside the cancellation period. All cancelled Spa treatments are subject to a 60% of the total treatment cost. This is not to be punitive, but to ensure the therapists time is compensated from their ability to have reserved another booking.
18. We offer a light continental breakfast, teas, coffees and snacks. If you have any allergies, please ensure you advise us prior to your stay, as Hope Springs is not responsible for any personal food reactions in any form. Guest agrees to eat/drink responsibly.
19. Our hotel is in the desert, which has unpredictable conditions. Please always be mindful of your surroundings and watch your step as our hotel was built in 1963 and things may shift during these changes. Varying temperatures and winds can cause debris and even bodily responses. Please be mindful of hydration, time spent in the sun, wildlife, and the heat of the pools, and watch your personal items during these weather conditions. As the Coachella Valley sits on several fault lines, be mindful of the potential for unpredictable earthquakes resulting in falling debris and structural damage. In the event of an earthquake, hotel staff will attempt to direct you to the safest location, understanding that maybe difficult to determine in the event of an immediate emergency evacuation.
20. We have cameras on the property for safety and precaution. There is no surveillance inside rooms or any private space. If you’d like to be aware of all camera locations, please ask the staff, and we will accommodate that request.
21. Drinking alcohol or being under the influence of legalized substances while on property is the sole responsibility of the person consuming to maintain their own health, safety and wellbeing.
22. Hope Springs Resort requires a two-night minimum stay. There is occasional flexibility with this policy depending on the request and availability. There is a flat fee of $50 added for a one-night stay to the nightly rate. This fee in part goes to the housekeeping staff. One-night stays require advanced payment. There are no refunds to cancellations of a one-night stay.
23. For private events, a 50% deposit is due at the time of signing the contract, and the remaining balance at the conclusion of the event. All private events, however, are guaranteed full payment, and you authorize Hope Springs Resort to charge the balance at the conclusion of the event. If the reservation is cancelled or changed between 60 days prior to arrival and the event date, you are responsible for full payment unless the entire property can be rebooked. If the full property is rebooked, a refund will be issued minus a 10%-plus-tax cancellation fee. If, during your stay, one of the policies detailed below is violated, the hotel will cancel the remainder of your event. For this reason, you may wish to share our expectations with your guests. Charges for requested clean-ups or for damages to the property will be charged to the credit card on file. If a guest is asked to leave for improper behavior, no refund will be forthcoming. Furniture is not to be moved into the pool areas, and no alterations to the property are permitted. Other conditions may apply. Refer to the buyout contract for additional details. Property buyouts are required for reservations booking more than 3 rooms under one reservation.
24. There is no overnight parking charge, and no reserved spaces. There are no EV charging stations on the property but there is a Tesla Supercharge station in Rancho Mirage, and various EV chargers throughout the Coachella Valley.
25. Our pools are available 24 hours; we only ask guests to observe quiet hours from 10pm to 8am and be mindful of talking volumes and noises. We do not have TVs, phones or music, and ask that no outdoor music be playing, and no cell phone use outside the rooms for the peaceful enjoyment of all guests.
26. Our guests come for the privacy the property affords. As a result, we ask that there be no photography of other guests. Professional photoshoot requests must receive prior permission, and there is a site fee associated with it. Please contact the office for more information. Additionally, the hotel is available for movie and television shoots, as well as commercials.
27. The community kitchen is for everyone’s use. Please be mindful of other guests’ groceries in the refrigerator and to keep the area clean and dispose of trash to avoid desert animals’ attraction to food left on floor. The grill is for all guests to use as well. Be sure to watch for grease spillage. Directions for its use is posted in the community kitchen.
28. For the safety of everyone, guests agree not to enter designated staff areas. If you need housekeeping assistance, please call or stop in the office.
29. The lobby and living room are available for guests to share from 8am until 6pm. Please feel free to browse the reading and gaming options, and use the TV in the living room, but please return them for other guests to enjoy.
30. Lost or unreturned keys are subject to a $50 fee.
31. Hope Springs is designed as a quiet, intimate retreat. When a single group reserves five (5) rooms or more, the use of shared spaces and amenities naturally shifts the experience for other guests. For this reason, any reservation of five (5) rooms or more by a single party requires a full property buyout. Reservations that meet this threshold without reserving the entire property cannot be accommodated and will be declined or canceled. This policy applies regardless of assurances regarding noise level, shared-space usage, or guest conduct. It ensures a balanced, relaxing environment and fair access to the pools, spa, communal kitchen, BBQ, and other shared facilities—while allowing our small on-site team to provide attentive service to every guest.
